Contractor coordination is for owners who cannot be present for scheduled service windows. We provide access, stay during the agreed window when needed, take completion photos, lock up, and send a short owner report.

Vendor work itself stays with the vendor or licensed professional. Our role is access, observation, and documentation.

Designed for owners who are away.

Contractor Coordination is for absentee owners who cannot attend a repair, delivery, installation, cleaning, lawn, pool, HVAC, plumbing, or pest-service window. It is useful when a Mobile Bay property needs someone to provide agreed access and document what happened afterward.

VISIT PROCESS

What happens during a scheduled visit?

  1. Confirm the vendor, appointment window, access instructions, and owner-approved scope in advance.
  2. Meet the contractor or vendor and unlock the property through the agreed process.
  3. Stay during the service window when that is part of the arrangement and observe visible completion details.
  4. Lock up, capture completion photos or notes, and notify the owner of the visit outcome or visible exception.

REPORTING

What you receive afterward.

The owner receives a short completion update with photos or notes describing access, visible work completion, and any issue that should be raised with the vendor. Vendor invoices, warranties, and technical findings remain with the vendor and owner.

OUTSIDE THE SCOPE

Clear boundaries protect the service.

This service provides access, observation, and documentation. It does not include licensed trade work, negotiating vendor scope without approval, guaranteeing vendor workmanship, or acting as a general contractor or property manager.

Will you approve a contractor’s work?

No. The service documents visible completion and reports back to the owner. Technical approval, payment, warranty, and acceptance remain with the owner and vendor.

Can this be arranged for a storm-related vendor visit?

Contractor access can be discussed when the appointment is scheduled in advance and safe access is available. Storm-related work may also require the separate Storm Watch scope.
