HOW TO CHOOSE
Start with the property risk, then add support only where it matters.
Most owners start with Exterior Watch, Home Watch, or Home Watch Plus. Custom packages are available for larger homes, waterfront properties, multiple structures, docks, special access needs, and owners who need more hands-on coordination.
EXTERIOR WATCH
Exterior-only checks for owners who do not want interior access.
Exterior Watch covers the outside of the home, visible damage, roofline from the ground, drainage, yard concerns, outdoor structures, and a basic photo report.
It is the simple outside-only option for owners who want regular eyes on the property without handing over interior access.
HOME WATCH
Full interior and exterior checks while you are away.
The standard Home Watch plan includes regular exterior and interior visual inspections, leak-risk checks, and a detailed photo report after each visit.
Home Watch is for owners who want someone checking both the outside and inside of the property on a regular schedule.
Visits cover accessible living areas, visible leak-risk spots, basic HVAC and thermostat review, humidity and odor concerns, and other obvious issues that should be documented and reported.
It is a visual property watch service, not a licensed home inspection.
HOME WATCH PLUS
Weekly visits for owners who want more consistent oversight.
Home Watch Plus adds weekly full visits, faster issue reporting, and limited coordination support for owners who want a higher-touch plan.
Home Watch Plus is the weekly version of Home Watch for owners who want more frequent oversight and faster notification when something looks wrong.
It works especially well for waterfront homes, coastal properties, older houses, larger homes, and owners who are gone for longer stretches.
Limited vendor access coordination, limited package or mail pickup, and arrival or departure checklist support can be folded into scheduled visits when arranged in advance.
CONTRACTOR COORDINATION
Local access and documentation when vendors need the property.
We can meet contractors, unlock the property, document completion, and report back to the owner.
Contractor coordination is for owners who cannot be present for scheduled service windows. We provide access, stay during the agreed window when needed, take completion photos, lock up, and send a short owner report.
Vendor work itself stays with the vendor or licensed professional. Our role is access, observation, and documentation.
ARRIVAL PREP
A clean handoff before the owner gets back.
Arrival prep handles simple readiness details before a scheduled owner visit.
Arrival Prep is a focused pre-arrival visit for owners who want the home ready before they reach the driveway.
We confirm basic conditions, adjust selected items by instruction, and send an arrival-ready confirmation with photos or notes.
STORM WATCH
Pre-storm and post-storm documentation.
Storm services focus on owner records, simple pre-approved readiness tasks, and visual assessment when access is safe.
Storm Watch is built for Mobile Bay owners who want pre-storm photos, safe-access checks, and post-storm documentation when conditions allow.
LEAK SENSORS
A launch leak sensor add-on for high-risk areas.
3 to 5 sensors in the high-risk spots add owner notification and coordination support between scheduled visits.
The add-on covers placement, labeling, app setup help, testing, placement documentation, and sensor status checks during scheduled Home Watch visits.
